Why Foundations Crack in Clay Soil in Burleson
If you’ve lived in Burleson for a few seasons, you’ve watched the ground change with the weather. The soil under most homes here is expansive clay, and it behaves less like solid earth and more like a sponge. Understanding that one fact explains most of the foundation trouble in our area.
The wet/dry cycle under your home
Expansive clay is full of minerals that absorb water. When a storm rolls through, the clay takes on moisture and swells, pushing upward and outward. During a long, hot Texas summer with weeks of no rain, that same clay dries out and shrinks, pulling away and leaving voids beneath the foundation.
A foundation is designed to sit on stable ground. When the ground itself rises and falls by inches through the year, the concrete is forced to flex. Concrete doesn’t flex — it cracks. That is the core reason foundations crack in clay soil here.
Why it’s uneven
The damage would be less of a problem if the whole slab moved together. It rarely does. The soil under the middle of a house stays more stable in moisture, protected from sun and rain, while the perimeter swings widely with the weather. That difference in movement across a single foundation is what tears it — a diagonal crack from a door corner is the signature of that uneven stress.

What you can do
You can’t change the soil, but you can manage the moisture around it, which is most of the battle. Keep gutters flowing and downspouts extended well away from the house. Grade soil so water runs away from the slab. When movement has already caused cracking, the fix is to re-support the foundation with piers that reach stable soil below the active clay. A foundation inspection measures how much the floor has moved and where, which is the starting point for any foundation repair plan.
